Buying a Home in Today’s Market



When buying a home in todays market in the Spring Hill Fl, Weeki Wachee Fl, Brooksville FL area, there are some important things to know.  As of today March 26, 2014,  The market is presently a sellers market.  Yep that’s right a sellers market!!  Who would think that even with foreclosures and short sales still in the mix that it would be a seller’s market?  As of today,  in the Hernando County MLS we presently have an inventory of 1664. Well what does that mean to you?  That means, that there are only 1664 from $10,000 to 1 million plus. Most buyer’s price ranges somewhere between the $60,000 to $300,000 range here in the Hernando County area. Some tips for you when purchasing a home is find a Realtor that works hard to help find you a home and knows the market conditions.  Understand that what you started out as your critieria may change some to compromise within your price range.  Market conditions are no longer where you can look at a home $20,000-30,000 above your price range and assume that you can talk the seller down that much.  If a home is priced correctly, according to the Hernando County MLS, homes are selling between 95%-105% of their listing prices. Many homes are getting multiple offers and if you are not in it to win it then maybe the house isn’t for you.  I say this with all due respect because many well priced homes are receiving multiple offers and you are now having to compete.  If you are getting financing, you need to understand that you are competing with financed and cash offers.  Make your offer the most attractive or offer more than asking (yes I said more).  If the home values justify it,  yes offering more might just be your ticket.  Many foreclosures are holding out for the highest price possible. They are even listing above fair market prices and slowly reducing. Gone are the days that you submit an offer $30,000 lower than listing price. They are holding tight, fixing up and wanting fair market, yep fair market value for a foreclosed property!     Overall, if you have a price range that you need to stick to, staying within 5-10% of the listing price will help with not getting discouraged. If you have ever heard the saying champagne taste on a beer budget, try to keep that in mind when looking for your next home.  If you are trying to stay around $145,000, then looking at homes at $175,000 isn’t going to work.  Stick around your price range so you don’t set yourself up for failure, and you may have to compromise on your wish list to make your budget work.  This is especially true if you are getting financing and are asking for seller’s concessions.  (seller concessions are when you as the seller to give back part of the sales price to help cover closing costs)  If you are asking for seller concessions, chances are you would need to bump your offer up to cover the concession amount to make your offer more appealing. If your budget is about $100,000 you may find that you have to put an offer of $100,000 on a home that is listed at $95,000 and ask for $5,000 back for closing costs.  This  will net the seller their asking price and get you the closing costs that you need (important in competitive situations). With all that said there are many other factors that need to be taken into account when placing an offer whether it be cash or financing (this is just a tip of the iceberg).  Just remember that what's on the market today will most likely not be on the market tomorrow if it looks like a great property.  Have a great realtor that cares and will assist you with finding, and guiding you through your home purchase. Well if you are, chances are very likely that you are having a hard time finding things to look at.  According to the Hernando County MLS,  as of today there are currently 1446 active listings in the MLS.  This is down considerably compared to the past years.

Buying a Home

 

When searching for houses for sale in Spring Hill FL, Brooksville FL, Weeki Wachee FL, it may be a good idea to make a list first. Homes for sale in Hernando, Pasco, and Citrus Counties differ and it is a smart idea to know what you want. Before starting your home search, sit down and make a list try to narrow down what is really important to you. Start by writing down a list with 3-5 must haves, 3-5 prefer to have, and 3-5 wish list items.

For example, A family with 2 children must haves may be at least 3 bedrooms, 2 baths, and an open kitchen, they would prefer to have a separate family room, a quiet street, nice yard, their wish list is to have a pool, stainless steel appliances, and wood burning fireplace. This is purely hypothetical.

When buying a home it is about compromising. Many buyers will get to searching and say something along the lines of, I wish this kitchen was inlasthouse we saw with the beautiful living room. When searching you may go through a time of reevaluating what you must have and what you can live without.

Just keep in mind no house is perfect and you may have to re-think what you really must have and what you can do without to stick within your budget. Dont stress yourself out, try and relax and enjoy yourself on this new moment in your life. Remember, if you love the layout but hate the paint and carpet these are things that can be changed in time. Make sure the house feels good to you and it issomething you could see yourself living in.

Congratulations, you finally made it!! You are getting ready to close on your new home. So you are heading to the closing and you are so excited to close, but WAIT! Did you stop and do a final walk-thru? No? I think you should reconsider. Are the appliances still there? Did the roof leak from now until the last time you looked at your soon to be new home? These are all questions that can be answered by simply taking at least 30 mins to go through your soon to be new home. Why? To assure that everything is still the same way as when you first wrote the contract. One of the few tips that I do recommend for any buyer is to write down or take a photos of the serial numbers on all the appliances. Why you ask? Because Yes, I have run across a seller that did swap appliances for a cheaperversion. I am not saying that all sellers are shady, but I have run into one situation where this has happened. But, how would you, the buyer, have any way to prove it? Chances are not very likely that I would ever run into this situation again, but why take chances as this would be devastating for any buyer. A walk-thru is very important to verify that all fixtures are there, that the roof didn't leak, catch a possible plumbing issue and all repairs have been made per the contract. Could you imagine getting the keys to your new home to come in to find that there is 3 inches of water on the floor, and water pouring out the door? Sounds crazy? It has happened. With a simple walk-thru, you may have found this and the seller's insurance would have to pay for this versus your own. Bring your contract on your final walk-thru and check off to be sure everything is still there. Double check the lights, the facets, chandeliers, and check for damage on the outside of the home. If you can, ask for the sellers to be present at the time of the walk-thru, as the seller knows their home better than anyone else. They can show you things about the house and give you any history. If there are any issues, you have a right to request some type of seller concession for any repairs that need to be made. Try and do this in as non confrontational manner as possible and try and remain on friendly terms. A walk-thru is one of the most important parts of completing the sale of your new home. Protect yourself, your future investment, and complete a final walk-thru!

As I sit here and write this a couple of months have passed from New Years Eve.I moved to the Royal Highlands area approximately 2 years ago. For all who don't know where the Royal Highlands is, it is located on the West Coast of Florida just north of Spring Hill. I have been living in the Hernando County area for well over 8 years and working as a Realtor-Associate for Tropic Shores Realtyover 3 years.On New Years Eve kicked off our first annual New Year's Eve block party. A few of us neighbors got together to coordinate the gathering and then spread the word. I met several people who were from my hometown area of Upstate New York. Oh Boy what a night it was. We blocked of the street and had a huge block party with cornhole, food, DJ, fireworks, dancing, and kids laughing and playing galore. We all brought goodies and cooked out on this chilly night to mingle with our fellow neighbors. As we were dancing and laughing away, I noticed a couple with their small little boy (about the age of my son) standing at the edge of the driveway just watching the gatherings going on. I could tell by their body language that they were contemplating whether or not to come over. I walked over to them and introduce myself and asked them to join. They immediately agreed; with their son hand and hand they joined the party. They actually didn't live on our block but lived down by the Hexam Rd area. They were visiting their parents and just recently had a new baby. I introduced them to several of the new neighbors that I had met. It was great to meet with them and we talked for a few hours finding that we had a great deal in common. We laughed and watched our boys play. As the New Year was closing in, we sang and danced as strangers now became friends.We counted down from 10 until we reached 1 and we all erupted in jubilation.Everyone began hugging their neighbors and passing on inspirational words to one another for a prosperous New Year! It was a really great experience to meet wonderful people in our neighborhood that have now become more than just our neighbors but friends. It really hits home that now is a great time to go outside and meet your neighbors.
