TENANT SCREENING

 

Our tenant screening process is as follows:

  1. Application Process
  • Application-We do require background checks and credit checks on all adults living in the home.Click here for the application. The application must be filled out entirely and in order to process.The cost for the application is $35.00  for an individual or $50.00 for two individuals.  (NO CASH OR PERSONAL CHECKS)
  • Holding Deposit- A $500.00 Non-refundable holding deposit is required at the time of  application or subsquent applications will continue to processed.  If declined by Tropic Shores Realty, the non-refundable holding deposit will be returned to you within 7 business days.  If approved the applicant must sign a Rental Agreement within two business days of approval and all monies due (rent, security deposit, pet fees, and any other sums due) must be paid in full with certified funds (cashiers check, official bank check or money order) at the time of lease signing and prior to taking possession of the premises. In the event the applicant fails to enter into a Rental Agreement within two business days, the applicant shall forfeit the Holding Deposit. In the event an applicant fails to sign a Rental Agreement within two business days after approval, it will be assumed that the applicant has withdrawn and the property will be offered to others. 
 
  • Rental Reference Form-If you are presently renting your current residence please Click Here and sign #2  on this rental reference form so we may request your rental references from your current/prior property manager/landlord.

 

  • Income Verification-We also request that you bring in last 2 bank statements and paystubs. This is verify income and expenses.

 

Please bring along with you the Application,  Rental reference form, $500.00 Non-Refundable Holding Deposit, Application fee,  Last 2  paystubs, Last 2 bank statements, and your driver's licenses/ID.

 (Must have all of this to complete your application)

 

We do not accept copies of prior credit/background checks or drivers licenses.
